Booking and sending the required deposit implies acceptance of these terms and conditions for the person named on the booking form.
Confirmation of booking will be via e mail.
A booking only becomes definite after we have accepted the booking, issued a confirmation invoice and the deposit has been received. We reserve the right to decline any booking at our discretion. The client is responsible for the full cost of the holiday, including any amendment or cancellation charges.
A non-refundable deposit of 20% of the holiday cost is required to confirm a booking within 6 months of booking date. The balance must be paid 6 weeks prior to arrival date. If the balance is not paid by the due date we reserve the right to cancel the booking. If you book less than 6 weeks prior to departure date, the full balance is payable on booking. Bookings made 12 months in advance require an additional payment. There is a £200 security deposit paid on arrival. This is for any damage and breakages during your stay. The full amount will be refunded within 7 days of departure.
We reserve the right to amend our prices at any time prior to booking. However once a confirmation has been issued the price of your holiday will not change. The payment of the deposit confirms the contracted rental rate for the property for the period of the rental. This rate is not subject to exchange fluctuations.
4. If you cancel or change your booking
We will try wherever possible to accommodate any alteration you may request after booking, including change of start or finish date. An administration charge may be payable.
If the client cancels the holiday the client must inform us in writing by post or e-mail. A cancellation will be effective from the date received. The following cancellation charges will apply:
More than 6 weeks prior to departure: Deposit.
Less than 6 weeks prior to departure: 100%
5. If we cancel or change your booking
If we have to cancel your holiday before your departure date, we will inform you as soon as practically possible and offer you either alternative holiday dates or a full and prompt refund of all monies paid.
We cannot accept responsibility or pay compensation where we are forced to change or cancel your holiday due to Force Majeure.
Force majeure is material threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire or adverse weather conditions or similar events beyond our control.
6. Our liability to you
We accept responsibility for the proven acts or omissions of our staff, suppliers and local agents whilst acting within the course of providing your holiday, except where attributable to the fault of any member of your party, to an unconnected third party or to an event which we or our supplier could not have foreseen.
7. Passports & Visas
All persons traveling should be in possession of a valid passport. Passports should be valid for 6 months after your return date. No visas are required by British passport holders.
You are responsible for your own flights and we accept no liability for cancellations, delays, etc.
For for Fire and Insurance purposes maximum occupancy of the properties is as follows: Casa Carlotta the main house 8 people; Casa Carlotta the annexe 4 people; La Nespolina 4 people.
In the rare event that you have a complaint, the matter must be raised with the owner before departure, in order to acheive a speedy resolution.

You are advised to take out your own holiday / travel curtailment insurance.
